2. What we collect
Information you give us
If you complete the "Get Your Price Range" form on this site, we collect the answers you provide:
- The property address
- The number of bedrooms and bathrooms
- Your description of the property's condition
- Your intended timeline for selling
- Your name
- Your phone number, your email address, or both
We also receive whatever you choose to tell us if you call, text, or email us directly.
Information collected automatically when you submit the form
When you submit the form, our server also records the date and time of the submission, the IP address the request came from, the country associated with that IP address, and your browser's user-agent string. We record these to help us identify and prevent abusive or automated submissions.
Simply reading this site, without submitting the form, does not cause us to store any of this.
3. Cookies
This website does not set any cookies of its own, and it contains no advertising, analytics, or tracking scripts. We do not use Google Analytics, advertising pixels, or cross-site tracking of any kind.
Our hosting and bot-protection provider, Cloudflare, may set cookies that are strictly necessary to operate the site securely — for example to distinguish genuine visitors from automated traffic when you complete the anti-spam check on the form. These are security cookies, not tracking cookies, and they are not used to build a profile of you or to advertise to you.
4. How we use it
We use the information described above to:
- Prepare and send you the price range and selling strategy you asked for
- Contact you about your property and answer your questions
- Provide real estate brokerage services if you decide to work with us
- Detect and prevent spam, fraud, and abuse of the form
- Keep records we are required to keep as a licensed brokerage, and otherwise comply with law
We do not sell your personal information, and we do not share it with third parties for their own marketing purposes.
5. Calls, texts and email
The form asks you to confirm, by ticking a box, that we may contact you by phone, text message, or email about selling your home. We ask for that consent because we would otherwise have no permission to reach out to you.
Consent is not a condition of any purchase. Message and data rates may apply. You can withdraw consent at any time by replying STOP to a text, by asking us on a call, or by emailing us at the address below, and we will stop contacting you.
6. Who we share it with
We share information only with the service providers that make this site and our follow-up work, and only to the extent they need it:
- Cloudflare — hosts this website, stores form submissions, and provides the anti-spam check on the form.
- Resend — delivers the notification email that tells us a new enquiry has come in.
- Google — provides the email account we use to read and reply to enquiries.
We may also disclose information if we are required to by law, court order, or a regulator, or where necessary to establish or defend legal claims. If our business is ever sold or merged, information may transfer as part of that transaction.
7. How long we keep it
We keep enquiry details for as long as we need them to respond to you and to run our business, and for as long as Tennessee real estate record-keeping requirements oblige us to. When we no longer need them, we delete them. You can ask us to delete your information sooner — see below.
8. Security
Traffic to this site is encrypted in transit, form submissions are stored on Cloudflare's infrastructure, and access is limited to people who need it. No method of transmission or storage is completely secure, however, and we cannot guarantee absolute security.
9. Your choices and rights
You can contact us at any time to:
- Ask what information we hold about you
- Ask us to correct anything that is wrong
- Ask us to delete your information, subject to records we are legally required to keep
- Tell us to stop contacting you
We will not discriminate against you for exercising any of these choices.
10. California residents
Depending on the circumstances, California residents may have additional rights under California privacy law, including rights to know, delete, and correct personal information, and the right not to be discriminated against for exercising them. We do not sell or share personal information as those terms are defined under California law. To make a request, contact us using the details below.
11. Children
This site is intended for adults considering the sale of a home. It is not directed to children, and we do not knowingly collect information from anyone under 13. If you believe a child has given us information, contact us and we will delete it.
12. Changes
If we change this policy we will update the "last updated" date at the top of this page. Material changes will be reflected here before they take effect.
